Cracked, spalling and scaled concrete repaired or resurfaced, starting with why it failed in the first place.

Concrete Repair and Resurfacing in Spokane Valley, WA — What to Expect

Surface scaling, where the top few millimetres flake away and leave exposed aggregate, is almost always a freeze-thaw and de-icing salt problem on concrete that was not air-entrained or was finished while bleed water was still sitting on it.

Cracking has several causes and they need different answers. Shrinkage cracks in the first weeks are cosmetic. Cracks that step or offset vertically mean the ground beneath has moved, and resurfacing over that will crack again in exactly the same place.

Where the slab is structurally sound, an overlay restores the surface for a fraction of replacement cost. Where it is not, we will say so rather than sell you a resurface that fails in two winters.

What Is Included

  • Failure cause identified before quoting
  • Crack routing, sealing and stitching
  • Polymer-modified overlays on sound slabs
  • Spall and edge repair
  • Repair versus replacement priced side by side

Our Process for Concrete Repair and Resurfacing

  1. 1

    Step 1: Condition Survey

The slab is inspected and sounded to establish how much is genuinely sound. Hollow areas will not hold a repair no matter what goes on top.

  2. 2

    Step 2: Cause Identification

We work out whether you are looking at freeze-thaw scaling, shrinkage cracking, or movement in the ground beneath. The three need different answers.

  3. 3

    Step 3: Preparation and Removal

Failed material is removed and the surface mechanically prepared, since bond is everything and a repair applied to a dusty or laitance-covered surface will simply lift.

  4. 4

Step 4: Repair or Overlay Application

Cracks are routed and filled, spalls patched, and where the whole surface is tired a polymer-modified overlay is applied across the full area.

  5. 5

Step 5: Finish, Cure and Seal

The repair is finished to blend with the surrounding surface, cured, and sealed where appropriate to protect against the freeze-thaw cycle that caused the original damage.

Concrete Repair and Resurfacing We Offer in Spokane Valley

Crack Routing and Sealing

Opening cracks to a consistent profile and filling with flexible sealant, which accommodates continued movement instead of cracking again alongside.

Spall and Surface Scaling Repair

Patching areas where the surface has flaked away, common on driveways exposed to de-icing salt.

Full Resurfacing Overlays

A thin polymer-modified layer restoring the entire surface on a slab that is structurally sound but cosmetically finished.

Slab Lifting and Levelling

Raising settled slabs back to level by injection, avoiding the cost and disruption of breaking out and repouring.

Why We Are the Concrete Contractor to Call in Spokane Valley, WA

  • Drainage designed in, not added on

Nearly every failed wall in this region failed because water had nowhere to go. Drainage stone, filter fabric and outlets are part of the design, never an upsell.

  • We tell you when you need an engineer

Walls over four feet, surcharged walls and tiered walls generally need stamped drawings. We say so up front rather than building something that fails inspection.

  • Built for freeze-thaw

Inland Northwest winters move soil hard. Base depth, compaction and backfill are specified for frost, not copied from a warm-climate detail.

  • Written scope before work starts

Wall height, block type, drainage detail, geogrid layout and backfill material, all in writing. You can put it out to competitive bid.

  • Slope and erosion work, not just walls

Sometimes the right answer is regrading, terracing or planting rather than a taller wall. We will tell you when that is cheaper.

  • Clean sites, real restoration

Excavation spoil hauled away, access routes protected, and the lawn put back. Wall work is heavy and messy — the cleanup is part of the job.

Concrete Repair and Resurfacing FAQs

Can a cracked driveway be resurfaced?

If the cracking is shrinkage-related and the slab is stable, yes. If sections have settled or offset vertically, the ground beneath has moved and an overlay will crack in the same place within a season or two.

How long does a resurfacing last?

On a sound slab with proper preparation, many years. Preparation is what decides it. Overlays applied to inadequately prepared surfaces fail by delaminating, and they usually do it in the first winter.

Why is my concrete flaking on the surface?

Surface scaling, and it generally means the concrete was not air-entrained, was finished while bleed water was still present, or has been exposed to de-icing salt. All three leave the top layer vulnerable to freeze-thaw.

Is repair actually cheaper than replacement?

Usually substantially, when the slab is sound. The honest comparison is what each buys in years. We price both so you are comparing, not guessing.

Can settled concrete be lifted rather than replaced?

Often yes. Material is injected beneath the slab to raise it back to level, which is far quicker and cheaper than removal and repouring. It works where the slab itself is intact and only the support beneath it has failed.
